The pressure from some buy-to let investors and second home purchasers to complete before the deadline at the end of the month will be intense, and in many cases it will be impossible to achieve.
Take searches – in some areas, if you haven’t ordered your local authority searches by now, then it’s game over. Lead-times in some local authorities are still measured in months.
In other areas, such as Cornwall and Devon where we are based, it is still possible to get searches back before the end of the month, but as each day passes the volumes increase and lead-times may start increasing as we near month end.
So if you are well down the road on a transaction, completion by the end of the month is still a possibility but unless you have that holy grail of a client, a cash buyer with no chain and a motivated seller, then you may have to carefully manage your clients completion expectations.
